Terms
Terms of service
The rules of an engagement with us, in the plainest words we can manage. Last updated 23 September 2026.
Who this is between
These terms are between you and Mail Beacon LLC, a Utah limited liability company trading as Insight Beacon. They cover this website and any service you buy from us. Your order names the services, the prices and anything specific to you, and where your order and this page disagree, your order wins.
The report is free, and that has no strings
The Local Visibility Report costs nothing. There is no minimum spend, no obligation and nothing you must buy afterwards. You may take it, act on it yourself, or hand it to another agency, and that is a perfectly good outcome.
We sometimes prepare one for a business that has not asked. If that was you, it is still yours to keep, and our privacy policy explains what went into it and how to tell us to stop.
What you pay, and when
- A setup fee at the start, where your order carries one. It pays for work done up front, and it is charged once.
- A monthly fee, in advance, on the same day each month, until you cancel.
- Payments are processed by Autobooks, through our credit union. Mail Beacon LLC is the merchant of record, so you are buying from us rather than through a marketplace. We never see your card. The charge will show as “Autobooks” on your statement, not as Insight Beacon — they are the payment service our credit union provides. Worth knowing before you see it and wonder.
- Pay a year in full and two months are free — ten months' payment for twelve.
- Your rate is held for at least twelve months, and longer where your order says so. If prices change you get at least thirty days' notice before your anniversary.
- If a payment fails we will tell you and try again. If it stays unpaid we may pause the work, and we will say so before we do.
Unless your order says otherwise, the monthly services run month to month and you may stop at the end of any paid month.
The website we build you, and who owns it
This is the part worth reading twice, because a website on a monthly fee is not the same as a website bought outright.
While you are subscribed
We build the site, we host it, we keep it working, and you have every right you need to use it as your own: your name on it, your customers on it, your address in search results. Your words, your pictures, your logo, your domain and your Google Business Profile are yours throughout and always were. Nothing here gives us a claim on any of them.
How the code becomes yours
The website is priced at $2,950, and every month you pay pays part of it off. There is one rule and you can do the arithmetic yourself:
- Each paid month credits one 18th of $2,950 — $163.89 — against the code.
- Where a plan costs less each month than that credit — the website tier at $97 — the month credits what you actually pay. Ownership takes longer rather than costing more: about 30 paid months at $97, 18 at $197.
- After 18 paid months the balance is nothing and the code is yours, at no further charge. We hand over the files that make your site and the generator that builds them, in a repository in your name. Ask at 18 months, any time after, or on the day you cancel. They do not have to be consecutive months, and a month we failed to invoice you for still counts: your clock is not broken by our clerical error.
- Or buy it out at any point before that. You pay the balance: $2,950 less what your paid months have already credited. Ask us and we will tell you the figure to the cent.
Plans without a website neither carry this charge nor build this credit.
If you cancel before the code is yours
Nothing is switched off while you decide, and here is the whole sequence:
- You can buy the code and stop everything else. We keep the site online while you pay off the balance.
- You have the rest of the month you have already paid for to decide, and the site stays up throughout it.
- If you have not decided by the end of it, we will take one further monthly payment to keep the site online while you make up your mind.
- If you would rather not make that payment, the site stays up for a further seven days and then comes down.
Your domain stays yours and points wherever you send it next, your Google profile stays yours, and your words and pictures stay yours — we will send you the text and the images whether or not you buy the code. What does not come with you is the built site and the generator behind it.
The toolkit we use across every client we build for stays ours, and comes with your code licensed for use on your own site.
What we need from you
Access to the accounts the work touches, answers when we ask a question, and information that is accurate. Most delays in this line of work are a client waiting on an agency or an agency waiting on a client; we will tell you which one we are waiting on.
Reviews, and what we will not do
Where we run a review service, we ask your real customers for their honest opinion, after real work. We do not write reviews, buy them, invent them, offer anything in exchange for them, or filter out the unflattering ones. That is against Google's rules and the Federal Trade Commission's, and it is the fastest way to lose a Google listing. If that is what you are looking for, we are the wrong shop.
What we do not promise
We do not promise a position in search results, a number of calls, or a level of revenue, and you should be wary of anyone who does. Google decides what ranks. What we promise is the work in your order, done properly, and an honest account of what it did.
Cancelling
Email john@insightbeacon.co. The month you have paid for runs to its end, and any months you have prepaid beyond that come back to you pro rata. Setup fees do not come back, because the work they paid for was already done. The refund policy has this in full.
Liability
We are one accountable person and we act like it, but there are limits worth stating. We are not liable for indirect or consequential losses, and our total liability for anything arising out of our work is capped at what you paid us in the three months before it happened. Nothing here limits anything that cannot lawfully be limited.
The legal footing
These terms are governed by the laws of the State of Utah, and any dispute belongs in the courts of Salt Lake County, Utah. If any part of this page is unenforceable, the rest still stands. If we change these terms we will give thirty days' notice for anything that affects an existing engagement.
Questions before you commit to anything are welcome and expected: john@insightbeacon.co or 385-489-9421.
